"While the present population of the Village of Maryville is estimated to be about 1,500, population projections range as high as 20,000 by the year 1990. Massive urban development is anticipated in the area due to a number of factors: (a) the village is located between two interstate highways which intersect to the northeast, (b) the village is located atop the bluffs in relatively good soil and is therefore prime land for development, (c) in relation to other regional development factors such as the Edwardsville Campus of Southern Illinois University, the proposed second metropolitan airport, the Tri-City port development, and the growth of adjacent communities such as Edwardsville and Collinsville, the Village of Maryville is strategically located to benefit from these regional developments. This report points out that the chara[c]ter and extent of urban development in the Maryville area is dependent in large part upon the village's capacity to extend utilities and essential services to its contiguous area. It is strongly recommended that village officials utilize zoning and subdivision regulations, as well as utility extension and annexation agreements, in order to structure and control the growth which is going to occur during the next 20 years. "This document contains the results of a population and economic base study that was prepared as an input to the subsequent land use and transportation plan studies for Madison and St. Clair Counties and as a supplement to socio-economic studies being conducted as part of the Metropolitan Land Use and Transportation Program. An inventory and analysis is made of demographic conditions, trends and projections are made on a five-year basis to 1985 for each County and their major components. Major economic trends and characteristics as well as the factors and variables affecting growth and development are identified, and the impact of existing and potential regional developments are evaluated with the use a probabilistic model. Long-term growth prospects for local basic industries are evaluated, and long-range economic projections of future economic activity and employment are made to 1985"--Preliminary page.
